Below you’ll find a clear roadmap of our process for listing your park and some important steps you can take as a park owner to optimize your park to both make it easy to sell and get the most out of it while being an active owner.

Step 1 - Consult

We know that selling your mobile home park can be a stressful and difficult decision, that’s why over the last several years we’ve developed a system to help things run as smoothly as possible. We get as much information up front as possible, so that when the right buyer comes along we can proactively answer questions and anticipate issues before they arise.

Step 3 - Qualified Buyer List

We have a list of qualified, repeat clients that we are always adding to and updating. We remove buyers that our clients have negative experiences with, ensuring that your property is marketed to the most qualified and reputable buyers early on. This has helped many of our clients sell their properties quickly and easily, all without the hassle of having the property listed on the open market. Due to the size and quality of our list, our sellers are still receiving market value for their properties as well, not having to settle for a discounted price.

Step 2 - Listing

We know that selling your mobile home park can be a stressful and difficult decision, that’s why over the last several years we’ve developed a system to help things run as smoothly as possible. We get as much information up front as possible, so that when the right buyer comes along we can proactively answer questions and anticipate issues before they arise.

Step 4 - Closing

Show up to closing knowing every detail of what you need to finalize the deal. We make sure our clients understand the in's and outs of selling a mobile home community, and we pride ourselves on guiding our clients to as smooth a closing as possible.

F.A.Q's

1. When are fees due?
All commissions and other fees are due at closing, you as the seller never
pay us prior to the deal closing.

2. What if my property isn’t selling or I change my mind about selling?
As long as the property isn’t under contract with a buyer, all of our sellers
are free to cancel at any time and there are never any penalties or fees.

3. Do you work for me or the buyer?
If you sign a listing agreement with us, we work for you. This means our
main goal is to get you as much for the property as possible.
In some cases, we will also represent the buyer, but we are required to
disclose whether or not we represent the buyer prior to the signing of a
purchase agreement.

4. What if I want to sell my property, but I don’t want it marketed locally or
online?
All of our clients receive the option to sell the property completely
confidentially, without the property being listed anywhere. Even if the
property is listed, we don’t use the MLS or any local sales sites, meaning
the property is seen by the right people, not by just anyone. This means
our leads are stronger and more likely to follow through on a deal.

5. I’m worried about my tenants being disturbed or finding out about the
sale, how do you stop that from happening?
Our team is experienced and we never make the residents aware of
the sale before you are ready for them to know. Our goal is to keep the
property running smoothly throughout the entire sales process, both for
you and your tenants.

6. Can we meet with you and your team face to face?
Yes, as long as you live in the Midwest, we offer all of our clients within our
areas of service the option to meet with us directly, either at the property
or in their hometown. We feel this helps our clients get to know us and
helps us better understand both our client’s goals, and the property we are
representing.

7. I want to sell, but I don’t want to pay commissions, will you still help me
sell?
Yes, we have many buyers that will pay our commission if we bring them
a deal that fits their needs. Keep in mind however, that if you choose this
option you will not be our client, and we will be working for the buyers.

8. I’m worried about giving out my personal information to buyers, how
does that work?
All of our marketing is put together to completely remove your personal
information.

9. I want to hear from other sellers on how their sale went, is this an
option?
Yes, check out our testimonials page, and reach out to us for a list of
references you can talk to about their sale experience.

10. I’m considering selling my property in several years, is there anything I
should be doing now to get ready?
Yes, we also offer advisement, and are always happy to talk with owners
about suggestions to improve their property.

11. Do I have to seller finance the sale?
No, the majority of our sellers receive cash or bank financed offers. In
some cases seller financing is preferred or necessary for our sellers, but in
most cases it is not.
12. My MHC is outside your area of service, can you still help me sell?
Yes, we will still assist sellers outside of our areas of service on a case by
case basis, reach out to us to find out more.

13. My MHC isn’t a large park, will you still help me?
Yes, we have represented sellers on small mobile home parks, and still have
plenty of local and out of state buyers for smaller properties.
